Group RCI has announced an agreement with Dubai based PKN Group to manage the vacation rental and exchange program for the new Princess Resort. Set amidst the Emirate’s hilly peaks, the development is the first mixed-use resort of its kind in the UAE to be affiliated with Group RCI.

The Princess Resort is a unique concept designed to embrace the glitz and glamour of a Las Vegas style experience, with entertainment, palaces, lagoons, equestrian trails and even snow capped towers. Developed with the guidance of HH Sheikh Humaid Bin Rashid Al Nuaimi, Ruler of Ajman, the resort comprises nearly 1,600 one to three bedroom apartments along with 100 exclusive villas and chalets, 2 luxury five star hotels with 488 rooms. The development is set for completion by 2010 with an estimated cost of US$1.25Bn.

One of the main features of the agreement between Group RCI and PKN is the potential for prospective purchasers to generate rental income from short-term holiday rentals by marketing their property to a wide audience. Owners will also have access to 4,000 resorts worldwide that are affiliated with the RCI vacation exchange network.

In addition to the regular rental and exchange opportunity, some of the high-end residential units will be included in The Registry Collection®, the world’s largest luxury exchange program. This provides the added benefit of exchanging exclusive holiday accommodations with over 120 luxurious destinations around the world, 24- hour concierge services and access to airport lounges.

The agreement means that Group RCI will manage over 500 residential units within the PKN holiday exchange program. These will be added to the company’s global distribution network which includes exclusive access for specified periods to over 60,000 vacation properties in more than 100 countries.

RCI Points Timeshare - How does the RCI Points Program Work?

Resort Condominiums International (RCI) is the world’s largest timeshare vacation exchange company. In addition to regular fixed week timeshares, they now offer the RCI Points program which allows you to be much more flexible in how you use your vacation time.

If you own a vacation week at an RCI Weeks Resort, you can convert your vacation week into RCI Points. Or if you already have points, you can also deposit additional vacation weeks in exchange for points if you need more during a particular year. This gives you the ultimate flexibility because you can use your RCI Points in a much more flexible manner than a standard RCI Weeks membership. This does not mean that you are giving up ownership of your timeshare if you convert your RCI Weeks to RCI Points. All you are doing is adding a new option to your current RCI vacation plan.

There is an assigned RCI Points value for all RCI units and time frames. You can use your RCI Points for an RCI Weeks vacation spot, as well as using it at resorts that are already within the Points-based system. The number of point needed for a RCI Week vary according to location but a ball park figure is about 50,000 RCI Points for a gold 2-bedroom unit.
RCI Points membership has an annual fee attached which covers the exchange privileges. For a membership of 1 or 2 years duration, the fee is $99 (USD) per year. For a longer membership, up to 5 years, the fee is $93 (USD) per year.

This fee is in addition to your maintenance fee at your resort and naturally maintenance fees vary based on where your timeshare is located and what amenities it offers. So if you are looking to purchase your first RCI Points membership, then it makes sense to shop around for a deal featuring the most number of points for the lowest maintenance fee you can find, especially if you don’t intend to vacation at the same resort every year.

TIMESHARE FACTS
You may use your home resort each year, or you may use a different resort in a different location each year. Your choice - go to Disney World this summer, sky in Colorado next winter, see Italy the following spring, then walk on sandy beaches and enjoy the ocean in the fall. You will have this much versatility in your vacationing. One of the biggest misconceptions is that you have to go to use the same week or resort every year, YOU DO NOT. You can make your vacation plans each year according to your own schedule and desires.
HOW DO I DO THAT?
There are two major exchange companies, Resort Condominiums International (RCI); and Interval International (II). Both companies offer timeshare owners other resort opportunities worldwide. When you want to make an exchange, you simply call your exchange company, RCI or II, to deposit your timeshare week. Think of it like a bank. You make a deposit (give them your timeshare week this year) and then make a withdrawal (this is the part where you request another resort where you would like to vacation). This process occurs millions of times each year with other timeshare owners so you can see where their inventory comes from.
CAN I EXCHANGE FOR ANY WEEK?
IT DEPENDS. Exchange companies have certain parameters to ensure that the system is fair. If you own an off-season week somewhere, expect to exchange it for another off-season week. (Like for Like) The resorts color code each week so that it specifies which season it falls into. RCI uses red, white and blue, II uses red, yellow and green. A red week with either RCI or II designates a week that is in high demand. (Ex. Summer in Florida or Winter in Colorado). White or yellow weeks are in between; not prime season. This is generally spring and fall season. A blue, or green week is considered off-season. (Ex. summer in Colorado, winter in Texas)

Purchasing a Timeshare

First my experience has shown to NEVER buy a timeshare from a developer especially while attending a "free" promotion. If you are a person who is unable to say "NO" then do not go!

Beware of envelopes bearing gifts. Many people have received happy news that as part of a promotional effort to sell timeshares, they were the lucky winners of a free trip to a tropical paradise. We all know it's hard to resist the lure of a dream come true for little or no apparent expense. Unfortunately, all that glitters is not gold and all that's promised is not delivered Often the free trip turns out to be a grueling trek from timeshare to timeshare, punctuated by endless sales talks, and topped off by a whopping bill for hidden costs and unforseen charges.

Now dont get me wrong there are reputable timeshare developers who do provide low cost vacations but they are selling timeshare units at ~ a 300% markup. If you don't care about money then this blog is not for you.
